Large Project with a Meticulous Budget

The Deville was a larger project situated in Langford. It was a joint venture between three parties who saw an opportunity to develop a site. Consisting of 18 townhouses, this project sold out by the end of construction. Lotus Project Management was involved in the development of this custom built project from beginning to end.

The project began when Lotus Project Management helped source the property in Langford and lead the application process to rezone it for the 18 unit townhouses. The design was also made in consultation with Lotus. Once the site and designs were established, construction began. Lotus managed the project thereafter, servicing the property and building it out to completion including landscaping and even handing out the keys to the new home owners. 

The project was built on time and under budget. All 18 units of the townhouse development were sold during the construction phase, which meant the timeframe for completion was tight. Lotus managed the project from beginning to end and completed the entire development within schedule. 


In 2007, my business partners and I entered into a Joint Venture with Verinder Grewal of Lotus Project Management. It was our endeavor to construct and sell 18 town homes on a substantially tight site allowing high density; Vern started construction Jan of 2008

We commenced marketing with our first block of 4 units completed and a Show Suite installed May 2008. We were entirely built out and sold within 2008.

The Project was nominated “Project of The Year” by the Victoria Real Estate Board’s Commercial Division.

Vern’s production time lines were errorless. His financial budget was immaculately produced and painstakingly maintained without compromising and quality or desired end result. At each monthly meeting our group was nothing short of impressed with his professionalism and continued attention to each detail. His reports were stellar.

Vern’s actual costs at the end of the project were under budget; Vern consistently over-produced at each quarter.

I have nothing but admiration for Vern and when I look back at this Project’s time line and overall success some 4 years later; I still marvel at his dedication and perfectionism.
